Alarms are still occurring on a SEM-Honeywell/ADEMCO Vista even when the panel is disarmed

The Honeywell/ADEMCO Vista requires a double disarm (two sequential local disarms) after an alarm event when using the System Enhancement Module (SEM).

After an alarm event on a Honeywell/ADEMCO Vista, the first disarm deactivates the system alarm and the second disarm acknowledges the event and clears the keypad of the alarm history. If there is not a second disarm after an alarm event, false alarms triggered by the keypad’s alarm history may occur.

To prevent alarms from occurring after a disarm:

With the SEM-Honeywell/ADEMCO Vista, it is recommended after an alarm to disarm remotely from the Alarm.com customer website or Alarm.com app, or locally disarm twice at the keypad. 

To disarm locally: 
  1. Enter a user code. 
  2. Press [1] to disarm the system. 
  3. Enter a user code. 
  4. Press [1] again to clear the alarm. 

How do remote disarm commands work on the SEM-Honeywell/ADEMCO Vista? 

Remote disarms always send the double disarm to ensure there are no false alarms triggered on the SEM-Honeywell/ADEMCO Vista. 

On modules with firmware 187f+ and SEM gateway firmware 1.52+, the event history displays only one remote disarm command but two disarms still occur with remote commands. On previous firmware versions, two disarm commands display in the event history.
